5 23-3908 Variance - 901 Fleming Street (RE# 00005650-000000) - A request for a variance from off-street parking requirements as provided in Section 108-572 to permit a food and beverage establishment/restaurant at 901 Fleming Street located in the Historic Neighborhood Commercial (HNC-2) zoning district, pursuant to Section 90-395 of the Land Development Regulations of the Code of Ordinances of the City of Key West, Florida.

    My name is Robert Sharpe and I live at 908 Fleming. Kava culture has not been a problem for our neighborhood. The concern is that once the conditional use is approved, you can not put the Genie back in the bottle against a new owner. Parking on this area of Fleming is already difficult. Not withstanding the proposed restrictions on music, aiming speakers when there is a hard sided two story building opposite the outdoor areas is meaningless. The last concern is potential odor from another operator. Perhaps a limitation on cooking and the prohibition of outdoor speakers could work since the need for this exception seems to be technical. They have been good neighbors
